If you've decided to purchase one of our lots, we will arrange a meeting on location to discuss what your looking for in a home, how your house might layout on the lot and and other important details.
Here is when you can explore all your options, use our knowledge and choose the design that is right for you from hundreds of home plans. We will go through and detail the most valuable features of your home and customize each one to suit your taste and lifestyle. All items will be explained in detail. We want you to feel comfortable knowing we understand what you want and having a firm estimate of the costs involved.
If you've decided to purchase one of our lots, a purchase contract is submitted for your review and signature. If Renaud-Peck is building on your lot, once we have evaluated your location and discussed the main points, a building contract is submitted for your review and signature. These contracts detail construction costs, contingencies, specifications, contract terms, deposit amount and payment structure.
Prior to breaking ground, each aspect of your construction drawings are reviewed by Renaud-Peck, architect or designer, and then approved by the client.
ion crew gets to work, laying out the grade and foundation. A structural engineer will prepare the slab and foundation walls, calculating load, analyzing elasticity of the soil, drainage, and other factors to ensure your home has a rock solid foundation.
Now your home really begins to take shape, the sub floor, wall studs, headers, trusses and support beams are carefully put into place. Steel beams are used in certain areas to eliminate deflection and carry large loads across various spans. Framers begin to build the walls, joists, rafters, arches, ceiling, cornices fascias and decking. Once your home's outer shell is complete the windows and doors are added.
Now the home really begins to speak toward your architectural form and aesthetic style. At this point in the process, it should be apparent how this new home will meet your unique needs.
As the home nears completion, a pre-closing inspection is scheduled between Renaud-Peck and our client within one week of closing. A list of deficiencies and incomplete work is prepared and signed at the completion of the walk-through.
